Primrose Saujana, a New Township in KLIA

Primrose, Glomac Bhd's latest phase of affordable landed residential development in Saujana KLIA, Sepang, has 30 percent occupancy. On March 19, the project was launched.

Saujana KLIA township consists of 239 acres of leasehold mixed-use developments, including 2-story terraced homes, apartments, commercial lots, retail lots, and shoplots. The estimated gross development value (GDV) of the township is RM1.3 billion.

Kim Neoh, Glomac Bhd's head of sales and marketing, writes in an email, "Primrose has been well received by the public, with more than 30 percent of the units sold." We continue to receive inquiries on a daily basis.”

During a press conference on March 18, Neoh stated, "The launch reflects Glomac's commitment to developing quality and affordable dream homes." We are well aware of, and confident in, the fact that consumers anticipate affordable residential developments.

“Primrose is the ideal starter home for the modern family, or as an investment property, due to the affordable prices.”

Primrose is made up of 123 2-story terraced homes with a total GDV of RM72 million. The developer's goal is to meet the needs of first-time homebuyers, young professionals, and investors looking for residential properties away from the city's hustle and bustle.

Primrose has 4-bedroom and 3-bathroom units with built-ups ranging from 1,560 to 2,288 sq ft and a 20ft by 60ft land area. Prices for intermediate units begin at RM498,800, with completion scheduled for 2023.

“To date, Glomac has successfully developed seven phases of residential homes (in Saujana KLIA), comprising 905 units of 2-storey terraced houses and a neighbourhood commercial hub of 72 units of shopoffices, with an estimated GDV of RM560 million,” Neoh writes in an email. Glomac will continue to construct new residential developments in order to meet market demand.”

Saujana KLIA, which opened in 2015, is envisioned as a suburban residential development with a variety of affordable landed properties, including 20ft by 70ft and 20ft by 75ft double-storey terraced houses, bungalows, shopoffices, apartments, and 24ft by 60ft and 22ft by 70ft townhouses (under Rumah Selangorku).

Saujana KLIA is conveniently located near educational institutions, healthcare facilities, commercial centres, a public transportation hub, a strategic logistics hub, and recreational amenities. It is connected to major highways such as the Lebuhraya Kesas, the Lebuhraya Damansara-Puchong (LDP), the Maju Expressway (MEX), the Lebuhraya Elite, the Lebuhraya KLIA Extension, and the Lebuhraya Utara Selatan (PLUS).

“Primrose is designed with the concept of interior spaciousness that promotes [unlimited access] to the living, dining, and kitchen areas,” says Eliza Jamaluddin, Glomac's sales and marketing manager (township). Alcea, Camellia, Thistle, Heather, and Azalea are the completed phases of Saujana KLIA. The township's future developments could include strata apartments, detached homes, townhouses, shopoffices, and a commercial centre.”

Alcea and Camellia are two of the most recent additions to Saujana KLIA. Both were released in May 2016 and sold out within weeks of their initial release.

“Glomac's expertise in developing affordable landed residential properties has been demonstrated numerous times through similar developments in Bandar Saujana Utama and Saujana Perdana, Sungai Buloh. Landed homes in these development areas are typically taken up within weeks of their release,” Eliza says.
